Developers turn long-stalled California site into an industrial hub

Commercial development of the year for Orange County

Stadium Landing includes 340,000 square feet of industrial space spread across two buildings.

After decades of complications, 17 acres of underutilized land in Orange County have become a state-of-the-art industrial campus.

Known as Stadium Landing, the 340,000-square-foot campus spans two buildings. It was developed by Pacific Industrial and completed in 2025. The project has earned a 2026 CoStar Impact Award for commercial development of the year, as judged by real estate professionals familiar with the market.

Stadium Landing’s location at the geographic midpoint of Orange County is central to its impact. The project offers immediate access to five major freeways, and its adjacency to the Katella Avenue and State Route 57 ramps further enhances mobility and gives future tenants an unusually frictionless connection to regional logistics networks. More than that, it's just a 30-minute drive from a population of some 4 million people in one of the nation's densest markets.

The site touts more than just location. Its modern specifications include 36-foot minimum clear heights, concrete secured truck courts up to 185 feet deep, 37 true dock-high loading doors, abundant auto parking and contemporary architectural elements, including two‑story glass tower entrances.

The design emphasizes long-term flexibility and relevance, with solar‑ready roofs, drought‑tolerant landscaping, above‑standard skylight counts and planned EV charging — components intended to keep the project competitive through multiple market cycles.

Stadium Landing is also an example of how industrial development can integrate within its broader community. The campus is less than half a mile from the Anaheim Regional Transportation Intermodal Center, offering rail and bus lines for daily commuters. Employees will also be walking distance to entertainment and lifestyle amenities like parks, restaurants and sports venues that are part of the OCV!BE redevelopment.

About the project: Stadium Landing’s path to completion is as notable as the final product. The land had been stalled for decades under overlapping ownership structures and operational constraints, including a 50-year master ground lease dating to the 1970s that made eight of the 17 acres virtually impossible to sell or redevelop. Pacific Industrial negotiated the termination of that lease and then added an adjacent 9-acre business park and gas station to create the 17-acre parcel — an unusually large plot for the area.

What the judges said: "The success of the assemblage required exceptional creativity, thoughtful planning, and complex negotiations, overcoming long-standing ground lease constraints to unlock redevelopment of a rare, large-scale site," said Gary Martinez, senior vice president at Ashwill Associates.
